The Real Estate Registry Office (Cartório de Registro de Imóveis, CRI) is the body responsible for registering every act that affects real estate ownership: sales, gifts, mortgages, fiduciary liens, usufructs, easements, and developments. In Florianópolis, there are two CRIs — the 1st and 2nd Offices — splitting the neighborhoods by zone.
Without registering the deed with the CRI, ownership is not legally transferred — the buyer has possession, but not full title. In financed purchases, the bank requires the fiduciary lien to be registered on the title record before releasing any funds.
