It details flooring, wall finishes, window and door frames, fixtures, faucets, and electrical, plumbing, and HVAC systems — for both individual units and common areas.

When a developer delivers a finish different from what the specifications document describes, the buyer has legal grounds to demand a fix or a price reduction. Developers commonly include “similar or superior” clauses — which must be read carefully and, ideally, checked before signing.
