In a condominium building, the land and common areas (visitor parking, lobby, pool) do not belong to any single resident individually — they belong to everyone in proportional shares. This proportion, the ideal fraction (fração ideal), is set out in the condominium bylaws and on each unit’s title record.

A larger unit, or one with more parking spaces, tends to have a larger ideal fraction, which means a bigger share of extraordinary expenses and more voting weight at assembly meetings when the bylaws allocate votes by fraction.
