Rental prices in Florianópolis have risen 9% over 12 months. The average reached R$ 54.32/m² (FipeZAP, November 2025), placing Floripa among Brazil’s most expensive capital cities for rentals. The numbers by neighborhood, however, tell a very different story: the variation ranges from R$ 38.20/m² in Capoeiras to R$ 59.00/m² in Trindade. Two 65m² apartments in the same city can cost R$ 2,480 or R$ 3,835 per month — it all depends on location.

Anyone planning a move to Florianópolis needs to understand this map before starting a property search. The difference between the right neighborhood and the wrong one can mean R$ 16,000 per year.

Rental prices in Florianópolis: costs by neighborhood in 2026

FipeZAP measures the average price per square meter in each neighborhood based on active rental listings. The data below is from November 2025:

A 26% increase in 12 months is not normal variation. Trindade combines concentrated student demand with limited new supply, plus the growth of the city’s tech hub, which attracts higher-income professionals to central neighborhoods. When all three factors converge in the same neighborhood, the result shows up in the table.

Trindade, Itacorubi, and Córrego Grande

These three neighborhoods form Florianópolis’s university corridor. Trindade has UFSC’s main campus within the neighborhood. Itacorubi is home to UFSC’s Agronomy campus and UDESC’s CEART. Córrego Grande sits between the two.

Those who need to be near UFSC without paying Trindade prices have two realistic options: Córrego Grande, with reasonable access to the main campus and prices 13% lower, or Itacorubi, 11% below Trindade and walking distance to the Agronomy and UDESC campuses.

Downtown, Estreito, and mainland neighborhoods

Downtown is the second most expensive neighborhood (R$ 58.30/m²), but it has the best access to the city’s public transportation system. TICEN Terminal is located downtown and connects the island to the mainland and integration terminals.

Estreito rose 15.6% in 12 months and still costs 24% less than Trindade. For those who work downtown or on the island without needing to be in the university neighborhood, Estreito makes sense. But anyone crossing the bridge every day at 8 a.m. feels the impact. Peak-hour traffic is real, and it doesn’t show up in the price per m².

Coqueiros (R$ 40.50/m²) and Capoeiras (R$ 38.20/m²) have good infrastructure — supermarkets, schools, healthcare — with the lowest prices on the list. The downside is the same: the bridge during rush hours.

How much does it cost to rent by property type?

The price per m² varies based on property size. Smaller properties tend to have a higher cost per m². The table below uses the city’s overall average:

The calculation that surprises people: splitting a 3-bedroom apartment with two roommates comes to around R$ 1,600 per person, with full living room and kitchen. A 25m² studio alone in Trindade costs R$ 1,500 per month. The cost difference is minimal, but the difference in space is enormous.

When is renting in Florianópolis cheapest?

Florianópolis has clear seasonality in the rental market — two calendars happening at the same time: tourism and the university calendar.

From December to March, those accepted to UFSC arrive at the same time as seasonal tourists. Supply drops, demand rises, and landlords become less willing to negotiate.

From April to September, the market loosens up. Tourists have gone, temporary contracts have ended, and students who dropped out or moved away have left vacancies. Those who close a lease in this period tend to have more options, more time to negotiate, and sometimes landlords willing to budge on price or include furniture.

The exception is Itacorubi: UDESC’s university calendar has admissions throughout the year, so neighborhood pressure is more constant.

How to pay less to live in Florianópolis

Reducing rental costs in Florianópolis doesn’t mean sacrificing location. Some strategies work.

Coqueiros and Capoeiras are 15 minutes from downtown by car outside rush hour. Prices are up to 35% lower than island neighborhoods. For those who work remotely or have flexible hours, the difference matters less. For those crossing the bridge every day at 8 a.m., the calculation changes.

Adjacent neighborhoods to your target are the most practical alternative: Córrego Grande instead of Trindade, Estreito instead of Downtown, Saco dos Limões instead of Agronômica. In all cases, the commute difference is 5 to 15 minutes, and monthly savings can reach R$ 400 or R$ 600. In practice, what I see is that an R$ 600 monthly difference seems small on paper — but over 12 months, it’s R$ 7,200.

Splitting a larger apartment instead of renting a studio also changes the numbers. A 3-bedroom apartment in Trindade split three ways comes to around R$ 1,575 per person. A 25m² studio alone in the same neighborhood costs R$ 1,500. The cost is nearly the same, the space is not.

Closing a lease outside the tourist and university peak season is the simplest strategy. April to September is the period with the most flexibility. Landlords who had vacant properties during summer tend to be more flexible than during peak demand in January.

Agronômica may be an opportunity right now: the neighborhood dropped 5.6% in 12 months while virtually everywhere else in the city rose. It’s central, close to hospitals, and well-served by public transit. The decline may be temporary.

Is Florianópolis more expensive than São Paulo for rentals?

Prices are similar. Both cities rank among Brazil’s five most expensive capital cities for rentals, with averages around R$ 55 to R$ 60/m². The difference lies in what comes with it: Florianópolis has a homicide rate about 30% lower than São Paulo and lower transportation costs for those living near their workplace.

What does HOA cost in Florianópolis?

It varies widely. Buildings without full-time security range from R$ 300 to R$ 500 per month. With 24-hour security and common areas, from R$ 600 to R$ 1,100. In upscale neighborhoods like Agronômica and Jurerê, it can exceed R$ 1,200. HOA is not included in the advertised rental price and often catches people by surprise.

Will prices keep rising in 2026?
