Parkside was founded in 2019 with a specific purpose: to develop compact apartments, 100% furnished and strategically located in Florianópolis. It is not a traditional developer that delivers the work and moves on to the next project.

Parkside’s business model is vertically integrated: the company operates from conception and incorporation of the property through rental management after delivery. A resident who purchases a Parkside apartment can, if they wish, never need to manage the property — the developer itself does so.

Technically, construction uses an industrialized method, which accelerates the timeline and reduces waste. According to the company, the process is up to four times faster and 80% more sustainable than conventional construction methods. In practice, this is reflected in delivery timelines — which, historically, have come in under the contractual limit.

The first project was Parkside Cacupé in 2019, which functioned as a pilot for the concept. Since then, the company has maintained the model, expanded to new neighborhoods, and in 2026, arrived at the most ambitious asset to date: Parkside Rio Branco, on Av. Rio Branco, Downtown.


Parkside’s Developments in Florianópolis

Parkside Cacupé — The Pilot Project (2019)

Parkside’s first development was in the Cacupé neighborhood in 2019. It functioned as a laboratory for the concept: compact apartments delivered move-in ready, with rental management by the developer itself. The results were sufficient to validate the model and finance expansion.

Parkside Carvoeira — Consolidation of the Concept

Parkside Carvoeira marked expansion into a neighborhood with a university demographic and strong demand for short and medium-term rental. The project reinforced the developer’s thesis that a compact, well-located apartment — and well-managed — has low vacancy and good returns for the investor.

Parkside Downtown — Delivered, Sold Out, 100% Presold

Parkside Downtown, located at Rua Prof. Hermínio Jacques, 68, Downtown Florianópolis, was delivered in December 2025 — ahead of the contractual deadline — and arrived at delivery with 100% of units presold. The studios ranged from 19.7m² to 22.2m² and the development featured a rooftop, coworking space, 24-hour mini market, laundry, and bike parking, with Beira-Mar Norte just 300 meters away.

The fact that it was 100% presold before delivery indicates two objective facts: the product had strong liquidity and an investor who entered in the early phase faced no difficulty with exit.

Parkside Trindade — Occupancy Began in May 2026

Parkside Trindade began occupancy in May 2026, meaning there are real residents living there as you read this guide. This is a social proof asset that few launches can present: it is not a delivery promise, it is documented delivery.

Parkside Itacorubi — Under Construction (Delivery Jan/2028)

Parkside Itacorubi is in the construction phase, with delivery expected in January 2028 and prices starting at R$ 397,000. It represents the continuation of the developer’s strategy to occupy neighborhoods with strong rental demand and a qualified demographic.


The Business Model — From Incorporation to Managed Rental

What differentiates Parkside from conventional developers is not construction quality in isolation. It is the complete model.

100% Furnished and Equipped Delivery. All units at Parkside Rio Branco are delivered with furniture from the Unicasa RS corporate line — the same factory that produces Dellano furniture — appliances installed, air conditioning installed, and basic smart home automation (motorized blinds, electronic locks). The investor does not need to set up anything. The property enters rental as delivered.

In-House Rental Management. Parkside manages the rental of apartments starting one month after delivery of keys. The Studio Is 100% Off-Plan — Without Bank Financing. Is That Safe?

Direct payment plan with the developer is a modality provided by law (Lei 4.591/1964). The buyer pays the amount directly to Parkside during construction, without involving a bank. The specific risk to evaluate is that of the developer — and Parkside’s delivery history is the most relevant data for that assessment.
