Downtown Florianópolis is the stage for the city’s most traditional events and most-watched shows. It has no beach, but it has the Public Market, Praça XV, the Álvaro de Carvalho Theater, and 7 km of Beira-Mar Norte. That’s enough for a cultural calendar that runs year-round—with peaks during Carnival, winter, and New Year’s Eve.
Downtown event calendar
Carnival—February/March
Official Carnival in Florianópolis takes place at the Central Arena, set up in the Largo da Alfândega—just a few meters from the Public Market. The Bloco do Berbigão do Boca is the most traditional block in downtown: lively, historic, frequented by longtime residents and tourists. The event attracts revelers from all over Greater Florianópolis during the Carnival days.
For those living in Beira-Mar Norte or in the historic core: Carnival days energize the neighborhood with above-normal intensity—good news for those who like it, something to note for those who prefer quiet.
Festa do Divino Espírito Santo—May/June
Fifty days after Easter, downtown revives one of the oldest traditions from the Azorean colonization of Florianópolis. The Festa do Divino takes over the historic streets with an imperial procession, flags decorating neighborhood buildings, community festivals, and religious celebrations.
The festival exists because the Azoreans who founded Desterro brought this devotion from Portugal in the 18th century. It survived the city’s renaming and two and a half centuries of urban transformations.
FenaOstra—July
One of the largest food festivals in southern Brazil. In 2025: July 16–27, at the CentroSul (Florianópolis Convention Center), in downtown.
FenaOstra combines gastronomy—oysters, shellfish, Catarinense wines—with manifestations of the Azorean culture that shaped Florianópolis. Over eleven festival days, CentroSul welcomes visitors from throughout the southern region and national tourists.
For investors with short-term rental properties in downtown: July is one of the highest-demand months outside summer.
Praça XV Handicraft Fair—Year-round
Among the city’s permanent fairs, the one at Praça XV is one of the oldest and busiest. It runs Tuesdays and Thursdays from 9 AM to 5 PM and Saturdays from 9 AM to 2 PM, with about 50 stalls of local handicrafts: lace-making, ceramics, linen pieces, colonial products, and regional crafts.
It’s the living version of Azorean tradition in the neighborhood’s daily life.
New Year’s Eve on Beira-Mar Norte—December 31
Santa Catarina’s largest New Year’s show takes place at the Aterro da Baía Sul and along the Beira-Mar Norte. Stages, national acts, and fireworks over the bay. It draws hundreds of thousands of people—the most intense peak of the year in the neighborhood.
For those living on Beira-Mar Norte: it’s the liveliest night of the year in the neighborhood. For those who prefer silence on the 31st: plan ahead where not to be.
Álvaro de Carvalho Theater (TAC)
The main performance venue in the historic downtown is located on Rua Tenente Silveira, across from City Hall. Regular programming throughout the year: theater, dance, classical and popular music, performances by local groups and guest companies.

For those investing in downtown: events as an asset
For properties with short-term rental profiles (Airbnb), downtown has three high-demand windows throughout the year:
- Summer (December–March): tourism + New Year’s Eve + Carnival—peak prices and occupancy
- FenaOstra (July): 11-day food festival with audiences from throughout the southern region
- Specific dates: Festa do Divino, TAC events, conventions at CentroSul
Outside these windows, downtown has stable professional demand—government workers, lawyers, doctors—that sustains year-round occupancy in annual rentals.
