Before signing anything, it’s worth understanding the neighborhood map, the real costs of living alone, and what the real estate agency will require. Especially because there’s a rule that changes everything for students without their own income.

Student rental in Florianópolis: neighborhoods near UFSC and UDESC

It depends on the program. Florianópolis has two UFSC campuses: the main one is in Trindade, and the Agronomy and Aquaculture campus is in Itacorubi. UDESC’s CEART campus is also in Itacorubi. Choosing a neighborhood without checking where classes are held can cost 30 minutes of commute per day, every day, for four years.

UFSC Main Campus — Trindade

Neighborhoods with walking access to the main campus:

  • Trindade, 0 to 1 km: right next to campus, with all university-area commerce around. The most expensive: R$ 59.00/m² (FipeZAP, November 2025), up 26% in 12 months.
  • Pantanal, 0.5 to 1.5 km via south gate: more residential, slightly cheaper.
  • Carvoeira, 1 to 1.5 km: mid-range option, fewer properties available.
  • Córrego Grande, 1.5 to 2.5 km: quieter, average price of R$ 51.60/m², 13% below Trindade. Good choice for those who want distance from the noise without being far from campus.

Agronomy/UDESC CEART Campus — Itacorubi

For students of Agronomy and Aquaculture (UFSC) or Visual Arts, Fashion and Design (UDESC CEART), Itacorubi is the right neighborhood. Both campuses are within the neighborhood, accessible on foot. Average rental is R$ 52.60/m², 11% below Trindade, without needing transportation to get to class.

How much does it cost to live near UFSC per month?

Rent is just the first line of the budget. The table below compares two real scenarios:

Splitting a 3-bedroom apartment works out to nearly the same as an individual studio, but with a living room, full kitchen, and space to live. What many people don’t read in the lease: all residents must be listed as jointly liable tenants (Art. 2, Law 8.245/91). If one doesn’t pay, the others are responsible for the debt. This is something to discuss before deciding who to share with, not after.

Best value in practice? Two or three bedrooms in Itacorubi or Córrego Grande, shared with trusted classmates.

What to check before signing the lease

Properties near universities sell out fast, and that rush is what makes families sign without checking what they need to. Before any signature:

  • Concierge and cameras: without 24-hour concierge the building is smaller, but access is open. Depends on the student’s profile.
  • “Near UFSC” can mean 500 meters or 3 km. Ask for the exact address and measure it on a map before scheduling a visit.
  • Internet included or not: without internet in the lease, the student pays R$ 100 to R$ 150 per month for a separate plan.
  • Furnished: for those moving from another city, a furnished property eliminates the cost of a bed, table, and closet. More relevant than it seems.
  • HOA rules: occupant limits, quiet hours, and visitor policies vary by building. Worth asking before visiting.
  • Which guarantee the real estate agency accepts: knowing this first saves you from gathering the wrong documents.

What documents and guarantees are needed to rent in Florianópolis?

Documentation depends on the guarantee chosen. Regente Imóveis works with three types: guarantor, surety insurance, and capitalization certificate.

Parent as guarantor: when the student can rent without income

In student rentals, the child doesn’t need to prove their own income when the parent is the guarantor. But all conditions must be met:

  • Active enrollment submitted as a document (saying you’re a student isn’t enough)
  • The guarantor proves minimum income of 4x the monthly rental expenses
  • The guarantor owns a property free and clear in their name. If the property is in both spouses’ names, both enter as guarantors
  • The guarantor has a clean record

The guarantor can own a property in any state of Brazil. It doesn’t need to be in Santa Catarina.

Surety insurance and capitalization certificate

The capitalization certificate works as a guarantee tied to the lease. The amount can be withdrawn at the end of the rental, as long as the lease was fulfilled regularly.

How does rent splitting work between students?

Student housing has two models, and the difference matters for the parent who will sign as guarantor.

In the most common model, the students themselves rent a larger apartment and split it. Everyone must be listed in the lease as jointly liable tenants. If someone moves out mid-lease, the contract doesn’t dissolve: a formal amendment with the owner’s signature is required.

In the other model, the owner has multiple rooms or studios and rents each one separately. Each student has their own individual lease, with no responsibility for neighbors.

In both cases, check whether the building regulations allow the number of occupants you’re planning. This restriction doesn’t appear in the lease; it’s in the building bylaws.

My child got into UFSC but has no income. How do I rent?

If the parent owns a property free and clear and has income of at least 4x the monthly rental expenses, the student can rent without proving their own income. Active enrollment must be submitted as a document.

Which neighborhood is cheapest and still close to UFSC?

Córrego Grande (R$ 51.60/m²) and Itacorubi (R$ 52.60/m²) are between 11% and 13% below Trindade. For those studying Agronomy or at UDESC’s CEART, Itacorubi is the closest, on foot.

Can the lease be signed without going to Florianópolis?
